Flat roofing

Extensions, garages, dormers and bays: leaking flat roofs replaced, rooflights fitted.

In short

Flat roofs fail at the joins, upstands and edges, and once water gets under the covering the deck below starts to rot. ASAP Roofing repairs and replaces flat roofs on extensions, garages, dormers and bay windows across the North West, and can fit rooflights at the same time.

Signs a flat roof is failing

  • Water pooling on the roof long after the rain stops
  • Blisters, splits or cracks in the felt or covering
  • Damp patches or staining on the ceiling below
  • A soft or spongy feel underfoot
  • Edges or upstands lifting where the roof meets the wall
  • Moss or plants growing on the roof

What the job involves

Look at the deck, not just the surface

A flat roof is only as good as the boards under it. We check whether the deck is sound or wet before deciding between a repair and a replacement.

Strip the old covering

The failed covering comes off, along with any rotten boards, so the new roof goes down on a dry, solid deck.

Falls and upstands

A flat roof needs a fall so water runs off. We make sure it drains to the gutter and that the edges and upstands are detailed properly against walls.

Lay the new covering

The new covering goes down and is dressed into the edges, outlets and any rooflight kerbs, the places flat roofs usually leak from.

Trims, flashings and a final check

Edge trims and flashings finish the job, and we check the roof sheds water before we leave.

Questions

Frequently asked questions

Can a leaking flat roof be repaired, or does it need replacing?

A small split or a lifted edge can often be repaired. If water has got into the deck, or the covering is failing all over, replacing it is the only fix that lasts. We check the deck first so you are not paying for a repair that will not hold.

Can you fit a rooflight in a flat roof?

Yes. A rooflight is easiest to fit while the roof is being replaced, because the kerb can be built in and sealed into the new covering.

Do you do flat roofs over bay windows and porches?

Yes. Bay and porch roofs are small but they leak just as badly, usually where they meet the house wall. We replace and repair them.

Why does water sit on my flat roof?

Usually because the deck has sagged or the roof was laid without enough fall. A little water after rain is normal; water that stays for days will shorten the life of the roof.

Do you guarantee flat roofs?

A new flat roof comes with a guarantee, set out with your quote. Repairs carry a guarantee where we agree one on the quote.
