Crumbling chimney top re-flaunched
The flaunching round the pots had broken up and weeds were growing out of the top of the stack. It was cleared off and replaced with a new, smooth flaunching that sheds the rain.
Rebuilds, repointing, new pots and cowls, flaunching and lead flashing.
A chimney stack takes more weather than any other part of the house, so the mortar, the flaunching around the pots and the flashing where it meets the roof all wear out in time. ASAP Roofing repoints, repairs and rebuilds chimneys across the North West, and fits new pots, cowls and lead flashing.

We look at the brickwork, pots, flaunching and flashing up close and tell you whether the chimney needs repointing, a partial rebuild or a full rebuild.
Chimney work is done from scaffolding with proper access, never from a ladder leaning on the stack.
Loose brickwork is taken down to sound courses. Bricks that are still good are cleaned and reused so the stack still matches the house.
The stack is rebuilt or repointed, new flaunching is formed around the pots, and new pots or cowls go on where they are needed.
Where the stack meets the roof is where most chimney leaks start. We renew the lead flashing so the joint stays watertight.

Weeds had taken hold in the joints and round the pots. The stack was cleared, the joints made good and the top finished with fresh flaunching.

It can be. A lean usually means the mortar on one side has failed, and a stack that keeps moving can fall. If yours has started to lean, get it looked at soon.
If the bricks are sound and only the mortar has gone, repointing is enough. If the stack is leaning, cracked right through or the bricks are breaking up, rebuilding it is the safer fix.
Yes. A capped stack should still be ventilated so damp does not build up inside it, and we fit caps or cowls that allow for that.
Usually because water is getting in through worn pointing, cracked flaunching or failed flashing, or the stack has been capped with no ventilation. We find out which one it is before suggesting any work.
We reuse sound bricks from the stack wherever we can, and match any new bricks as closely as possible to the old ones.
